Lets Talk ... Buyers and Viewings

VIEWINGS BY APPOINTMENT:

Nearly 95% of my properties are sold to buyers we have introduced by way of an appointment viewing - even when open homes are an option, this is because we make ourselves available to buyers any day of our working week.

POSITIVES

• Connecting with buyers to ensure they understand features of the property.

• Can book appointments back to back to create buyer FOMO.

• Know that when you are prepping the house for an inspection the buyers will be attending.

• Buyer feedback is that they prefer the time to view privately.

NEGATIVES

• Sometimes the flow of buyers may seem smaller than having an open home with a flurry of people however sometimes these buyers are just passerbys.

OPEN HOMES:

We do these too! While we know from years of experience that most likely the buyer for your property will be introduced by appointed to your property we understand that old school techniques have conditioned people to the concept of open homes. Lots of agents only use open homes as it is easier for them to bring all buyers to the property at one time on one day.
Our open home day is Saturday (both days work however more companies are moving to Saturday as Sunday is saturated with open homes clashing)

POSITIVES

• Set day and time for a viewing.

• Just one day for viewing.

• Only 30 minutes.

• If lots of people come, real buyers may feel they need to act quicker.

NEGATIVES

• Can spend all morning cleaning with no attendees.

• Get the neighbours through and people just out for a drive.

• Hard to mitigate negative comments from people if made in front of others.

• Can get sellers from other properties coming through and talking about their property to others.

• Little time to connect with buyers to show them around as mainly positioned at the door.

• Too many people in a smaller space can make things appear even smaller.

• If not many buyers are at an open home, those attending may question why no one else is there.

BUYERS:

Everyday new buyers come to the market - no one company can have all the buyers! More often than not we are all working with the same buyers. We are proactive when we work with buyers, and work from previous points of contact to ensure as many people know of your property when it hits the market - once it hits the market we have great advertising campaigns to work with to ensure the property is seen by as many people as possible.
